My understanding was that it would take 4000 seats sold to cover the
expenses.... the marketing people did an outstanding job in selling seats
far enough in advance that they were guaranteed not to lose money.... Could
that have happened without a host school?

Heck yes, just allow beer sells at the game. Then even the Kohl Center, and
most outdoor arenas (don't start) would be sold out in  advance.
